Why is the village centre, with the Mont d’Arbois, the top of the market?

The centre of Megève has remained a village: pedestrian streets around the church of Saint-Jean-Baptiste, the village square, horse-drawn carriages, shops and galleries — an authentic setting no purpose-built resort can reproduce. Life unfolds on foot, winter and summer: restaurants, historic hotels, the Palais des sports, ski departures. It is this combination — authenticity, daily car-free use, year-round life — that supports prices, driven as on the Mont d’Arbois by a more international clientele: the two sectors are the only ones in Megève up more than 30% over five years.

The width reflects the diversity of the built stock: between an apartment to renovate in a 1960s building and a turnkey apartment at a pedestrian address, the market is not the same. As for the centre’s chalets, their scarcity makes their price: very few change hands, and the most sought-after exceed €25,000 per m². What you actually find in the centre

The centre is an apartment market: high-end residences, characterful properties above the shops, apartments in old village buildings. Chalets are the exception — a few addresses on the immediate edge of the pedestrian heart, and converted old farmhouses. This structure of supply explains the prices: demand targets a perimeter of a few hundred metres, in which nothing more is built.

Skiing from the centre

The village has its own ski departures: the Chamois gondola in the heart of the village and Rochebrune a few minutes’ walk away, with the link to the Côte 2000 and the rest of the Évasion Mont-Blanc ski area. In the evening you walk back to the centre, skis on your shoulder — a use only a handful of addresses in the resort allow.

In the centre, addresses are recognisable above all others — which is precisely why discretion is often a condition of the sale. 60% of the ARES portfolio is sold off-market, and centre properties appear in it regularly. Watching only the listings means, here too, seeing only part of the market.
