The Mont d’Arbois, Megève: prices, sectors, access — the ARES guide.

The Mont d’Arbois forms, with the village centre, the top of the Megève market: apartments trade between €8,560 and €19,000 per m², chalets between €10,000 and €27,000 per m², up more than 30% over five years (ARES ranges, detailed on our market page). This position is not cyclical: developed by the Rothschild family from the 1920s, the slope concentrates the resort’s hotel history, its 18-hole golf course and direct access to the Évasion Mont-Blanc ski area. It is also ARES’s home ground — our office stands on the route Edmond de Rothschild, on the slope itself — and the sector where the off-market share of our portfolio is highest.

Why is the Mont d’Arbois Megève’s most valued slope?

Three factors combine. History: the development of the Mont d’Arbois by the Rothschild family in the 1920s made Megève France’s first destination winter-sports resort, and the slope remains its witness — the Rothschild hotel estate is still there, now operated with the Four Seasons Megève. Amenities: the 18-hole Mont d’Arbois golf course, unique in the resort at this altitude, structures summer as skiing structures winter, and the Côte 2000 altiport serves private aviation. Exposure, finally: the slope overlooks the village to the south-east, with open views of the Mont Blanc massif from its upper slopes.

The market consequence is measurable: the Mont d’Arbois and the village centre are the only two sectors of Megève up more than 30% over five years, driven in particular by a more international clientele.

Prices per square metre on the Mont d’Arbois

Type 2026 range 5-year trend
Apartment €8,560 – €19,000 /m² strong rise (>30%)
Chalet €10,000 – €27,000 /m² strong rise (>30%)

The width of the ranges reflects the slope’s diversity: an apartment at the foot of the gondola and a secluded chalet on the edge of the golf course do not belong to the same market. That is precisely the object of our ABC method — prices Achieved, Benchmarked, Calibrated — applied address by address.

The sectors of the slope

The route Edmond de Rothschild, the slope’s backbone, serves the most established addresses, between golf course and gondola. The Calvaire slopes, closest to the village, combine the view with a walk to the centre. Higher up, La Livraz and Le Planay (route de la Côte 2000) offer large plots and seclusion. Each micro-sector has its own price logic — address-by-address calibration is what settles it.

Skiing from the Mont d’Arbois

The Mont d’Arbois gondola opens the Évasion Mont-Blanc ski area and its links to Saint-Gervais and Saint-Nicolas-de-Véroce; on the Demi-Quartier side, the Princesse gondola offers a second entry point onto the same slope. Depending on the address, ski access ranges from true ski-in/ski-out to a few minutes’ drop-off — a criterion we document precisely for every property presented.

Off-market on the Mont d’Arbois

This is the slope where discretion matters most: family properties held for generations, well-known addresses, owners for whom confidentiality conditions the sale. 60% of the ARES portfolio is sold off-market, and the Mont d’Arbois is strongly represented in it. For a buyer, watching only the listings means, here more than anywhere, seeing only part of the market.

ARES on the Mont d’Arbois

Our office stands on the route Edmond de Rothschild — on the slope, not in a village-centre shop window. That location is a choice: it is the sector we live in, whose every transaction we follow, and where our register of buyers runs deepest. The Geneva office completes the arrangement for the Lake Geneva and international clientele.
